The WMG Team is uniquely experienced to manage affordable, upscale and luxury lifestyle communities and to both meet and exceed the expectations of the Developer and Owners.  We refer to ourselves as a "team" for a reason:  We function as a team and not as individuals.  We recognize the value to our clients as a result of our teamwork.  "Who we are" is about the team, not about any one person on the team! 

We are community associaiton managers, not property managers.  Community association managers must focus on property, people and amenities as well as community building.    Here's how we look at the different service needs of our clients:

 

Properties

Association management is a specialized field. We are not "property managers." Although overseeing the care of common area property and the governance of owned properties within each community are a part of what we do, it is only a segment of the "people-property-amenities" big picture.

In a single-family community, which includes townhomes and patio homes, the members own their own home and lot. The association may provide maintenance of the exterior of the unit (in the case of a townhome or patio home) or the landscaping of the lot, but the member and not the association own the property.

In a condominium, the member owns only the interior space of the unit. The building is owned and maintained by the association.

In single-family communities having detached homes, the homes and the lots are completely the responsibility of the property owner, which is the member. The association has no responsibility for maintenance on the individual lots.

 

People

Associations are about people, not just property. It is where people live. It is a place that people financially invest in for their future. It is where people choose to call "home."

Living in communities, people have the opportunity to meet other people, share in their hobbies and interests, offer caring support during difficult times, celebrate the moments of life that speak "JOY" to the heart, and simply interact.

At times, the unique diversity of people is clouded by differences in personal boundaries and tolerances. Whether the situation involves pets, family activities, outdoor hobbies, music, or parking habits, it involves the working together of people.

Associations set lifestyle standards in communities in a manner that gives as much freedom of persons as possible while respecting the community at large.

People work together in community associations, whether on the leadership team of the Board of Directors, serving on a committee or task force project, or simply being a member. Associations function by their volunteers
 
 
Amenities

Community amenities vary from community to community. Some communities have recreational facilities such as a clubhouse, lodge or recreational center. Some communities enjoy sports facilities such as basketball courts, tennis courts or volleyball courts. Lakes, ponds, and water features are popular amenities that many residents enjoy.

Some communities, typical to luxury communities, are gated. Some gate systems are self-managed while others utilize the services of on-site security patrol, enhancing the safety of the community.

Many communities have the amenity of common area landscape and open space. These are areas set aside during the development planning process for the common enjoyment of all residents. Some areas are designed with formal landscape features while others are left natural, utilizing native grasses and plant materials.

Many communities have private streets that are owned and maintained by the association. In addition, signage, lighting, mailbox kiosks, bridges, fences, walls, pilasters, round-abouts, and other amenities favor the residents of the community with standards that define and express the character of their community.

In some communities, the exterior of the units may be owned and maintained by the association, thereby being an amenity.

Other amenities include the services offered by the association. Most associations enjoy the benefits on common waste removal service, thereby making their community safer by having few large trucks in the community, cleaner by having trash exposed less often, and most cost effective by purchasing services in bulk.

Other associations offer services including Internet services, various yard services, security services, gate services, and such.
