What is a community association? A community association is a non-profit corporation, comprised of a group of owners whose collective purpose it is to preserve, maintain, and enhance their “community” for the financial benefit of its owners and the desirability of its residents.
Just what is “community?” Community is … a dynamic whole that emerges when a group of people participate in common practices,depend upon one another, make decisions together, identify themselves as part of something larger, and commit themselves for the long term to their own, one another’s, and the group’s well being.

Here are some definitions of common terms you should be familiar with:
Assessments are the annual "fees" established by the Association through its approved budget that the Owners are obligated to pay as their share of the expenses of the Association. These include regular and special assessments, interest, late fees and legal fees. Some associations also have site assessments and supplememntary assessments.
Board or Board of Directors means the Board of Directors of the Association.
Board Representative means the Association's President (or acting President) or other member of the Board who is authorized by the Board to act as liaison with the Managing Agent (Warren Management Group).
Committee means any standing or ad hoc group of individuals appointed the Board or in accordance with the governing documents.
Community Association Manager means the person employed by the Association (through his/her management company) responsible for carrying out the terms of the Management Agreement.
Officers include the Association's President, Vice President, Secretary, Treasurer and any other officer elected by the Board. Officers are elected for one year terms.
Owner and Member are used synonymously, meaning any individual, group or entity who owns, in whole or in part, a unit or lot in the Property.
Property means the units/lots and common areas making up the community.
Resident is any individual who lawfully occupies a residential or professional unit in the Property.
Unit refers to a residential or professional space within the Property.
